HEAD OF LEASING
July 10, 2023SCOPE OF WORK: Responsible for executing the sales and marketing plan for a property or portfolio of properties in a given market, leading the leasing team to effectively drive prospect traffic, maintance the current tenants, and reach the occupancy goal of the property or portfolio of the Company.
RESPONSIBILITIES:
Leasing:
• Handle leasing inquiries, conduct tours, diligently pursue the close of each sale, perform follow ups, and complete leasing paperwork with prospective tenants;
• Train and supervise Leasing Executive in each aspect of the leasing process;
• Assist leasing agents (if any) with closing the sale as needed;
• Conduct weekly leasing meetings to track and solve any related problems;
• Create and manage the customer database, portfolio of the property, the contact status, internal procedures; as well as continuosly update the market information and trend;
• Create, develop, execute and supervise the strategic plan and action plan for specific property or portfolio to increase the leasing target;
Marketing:
• Plan and implement the annual renewal leasing campaign;
• Work closely with Marketing Department to develop and implement annual strategic marketing plans;
• Continually evaluate the marketing plan and budget based on the ocupancy result and tenants/staff feedback in order to adjust for new opportunities or when tactics are not effective;
Tenants Relations:
• Mediate all day-by-day conflicts;
• Provide recommendations to MD, Property Management Group for modification to any area of operations in order to improve the overall experience for tenants and guests;
• Maintain a positive and professional relationship with every resident in order to create an exceptional customer service and living experience;
Team Development:
• Manage, train, connect and develop the leasing team professionally and effectively
General management:
• Ensure all lease files (both hard copies and soft copies) are accurate, complete, and organized;
• Prepare the regular or unexpected reports as requests from the manager;
• Complete other tasks as assigned;
REQUIREMENTS:
• Education background: Bachelor/ Master of Business Administration
• From 4-5 years of experience in related field: Leasing office/leasing shophouse/leasing residence
• Advanced leadership skill
• Excellent written and verbal communication skills in both English and Vietnamese, good negotiation skill
• Intermediate skills with Microsoft Office
• Well-planning,strong organizational and analytical skills
• Ability to provide efficient, timely, reliable and courteous service to customers
• Ability to effectively present information
• Ability to work under high pressure
